What is poly B piping — and why does it need replacing?
Polybutylene (poly B) is a grey or off-white flexible plastic pipe installed in the majority of Metro Vancouver homes built between 1978 and 1995. At the time, it was the go-to material for residential water supply plumbing. Cheap, easy to install, and fully code-compliant.
The problem is what happens over time. Poly B pipe degrades when it comes into contact with chlorinated water and oxidants. The plastic becomes brittle, micro-cracks form at the fittings and joints, and eventually the pipe fails — often without warning. A single poly B pipe failure can cause thousands of dollars in water damage.
BC insurers have taken notice. Many now require poly B removal and replacement before they'll renew a policy, or exclude water damage claims where poly B piping was involved. A complete poly B repipe by a licensed plumber is the only permanent fix.

Poly B pipe questions, answered
Poly B is a grey flexible plastic pipe installed in most Metro Vancouver homes built between 1978 and 1995. The core problem is chemical degradation: chlorine and oxidants in the municipal water supply attack the pipe from the inside, making the material brittle over time. Failures happen at the fittings first — often suddenly and without any advance warning. A burst poly B fitting can discharge a large volume of water before anyone notices. The defect was serious enough to trigger a $950 million class action settlement in the US (Cox v. Shell Oil Co., 1995). BC insurers responded by tightening coverage requirements, and most now require poly B removal before they'll underwrite water damage.
